Getting Started

When we first chat, we’ll go over your goals for selling and answer any questions you have. We’ll walk you through what to expect during the process, including an early look at pricing and tips for getting your home ready to sell. We’ll also talk about market trends, buyer expectations, and any potential improvements that could help maximize your home’s value.

Selling a home can feel overwhelming, but we’re here to make the process as smooth and stress-free as possible. From staging tips to negotiation strategies, we’ll be by your side every step of the way to ensure you get the best possible outcome!

You're ready to Sell Your Home

Once you decide you’re ready to move forward, we’ll review and sign a Listing Agreement to officially get things started. Our Transaction Coordinator (TC) will handle all the required paperwork, including mandatory disclosure forms, to ensure everything is in order. You’ll receive an email with some key questions about your home, such as how much is owed, whether you have a survey, floor plan, or appraisal, and any other relevant details.

Our TC will also coordinate professional photography to showcase your home in the best possible light. If you’d like, we can arrange for staging to help make your home even more appealing to buyers. Additionally, we’ll schedule any necessary inspections and create a detailed floor plan diagram, if needed.

We’ll also discuss any personal property that will be staying with the home and the importance of removing sentimental or valuable belongings before showings begin. Presentation is key, so we’ll go over how to make your home picture-perfect for the photographer and why keeping it in top shape is essential for attracting buyers. First impressions matter, and we’ll help ensure your home stands out from the competitions

Preparing Home/Property

We’ll talk about getting your home picture-perfect for the photographer and why maintaining that look is crucial for showings. Before we officially put your home on the market, we want to make sure it’s as attractive as possible to potential buyers. The goal is to highlight your home’s best features without unnecessary expenses.

That’s why we provide a detailed Home Preparation Consultation. As we walk through your property, we’ll go over minor repairs, curb appeal tips, and ways to make the home feel warm and inviting to buyers. If staging would be beneficial, we’ll explore options that fit your property’s style and market appeal.

We’ll also discuss what truly needs to be repaired versus what might not be worth the time and cost. Sometimes replacing flooring or repainting walls is necessary, while in other cases, a deep carpet cleaning and wall washing can do the trick. The key is making smart choices—after all, you’re selling the house, and unnecessary updates can eat into your bottom line. We’ll guide you through these decisions to ensure your home looks its best while maximizing your profit.

Determining List Price

A few days before your home goes on the market, we’ll finalize the listing price. Pricing it competitively from the start is key—it creates more interest from both buyers and brokers, leading to a faster and more successful sale.

Some sellers consider starting with a higher price, thinking they might get lucky and receive more than expected. However, this approach can backfire. The longer a home sits on the market, the less desirable it appears, often leading to lower offers. On the other hand, some sellers prefer to price their home slightly lower to attract multiple offers and drive up the final sale price.

Every home and situation is different, so we’ll discuss the best strategy for you. By analyzing comparable properties and factoring in location, condition, amenities, and market trends, we’ll determine a competitive price that generates strong buyer interest while maximizing your return. With the right pricing strategy, we’ll position your home to stand out and secure the best possible offers.

Marketing Your Home

Understanding where buyers come from allows me to market your property competitively. Creating excitement in the marketplace through consistent and aggressive marketing efforts and integrating online and offline efforts is key to a successful sale. My maximum exposure marketing plan includes: Comprehensive Internet marketing through our site, Realtor.com, Zillow.com, Trulia.com, Google and dozens others. 

Also, Open Houses & brokers tours, yard signage, and property feature sheet; sales agent network; and customized property marketing. We will remain in constant communication with you and give you progress reports on showings and all activity.

Processing the Sale & Closing

The complexities of processing transactional documents will be made very easy for you. We hire an outside Transaction Coordinator, who will also be in continuous communication with you. We will review all offers and terms of each offer with you and negotiate on your behalf so that you obtain the highest possible price for your home while limiting your exposure, and protecting your bests interests. 

Once your home is in escrow, the Transaction Coordinator will prepare all seller required disclosures and reports and make sure all contingencies and repair requests are removed in a timely manner per the contract. Communication between us is imperative so we make sure that you are informed every step of the way.

Close of Escrow

Congratulations, you have now sold your home! We will provide you with helpful moving hints and also be there to answer any questions. We are always available to help you should a question arise after the close of escrow and we want to ensure that you are always 100% satisfied.
