A guide for first-time homebuyers in Albuquerque, Rio Rancho, Corrales, Placitas, and the East Mountains
Buying your first home is exciting, but many first-time homebuyers make common mistakes that can cost them time, money, and opportunities. Understanding these mistakes ahead of time can help you make smarter decisions and have a smoother home buying experience.
If you're thinking about buying a home in Albuquerque, Rio Rancho, Corrales, Placitas, or the East Mountains—including Tijeras, Edgewood, Moriarty, and Sandia Crest— here are three important mistakes to avoid.
1️⃣ Not Getting Pre-Approved First
One of the biggest mistakes buyers make is starting their home search before speaking with a lender. Getting pre-approved for a mortgage helps you understand what you can realistically afford and shows sellers you are a serious buyer.
In competitive markets, pre-approved buyers often have a stronger chance of getting their offer accepted. Many sellers and listing agents also prefer—or sometimes require—buyers to be pre-approved before scheduling showings. Sellers generally don’t want unqualified buyers walking through their homes if they aren’t financially ready to purchase.
Getting pre-approved early helps make the entire home buying process smoother and more efficient.
2️⃣ Buying at the Top of Your Budget Without a Plan
Just because a lender approves you for a certain amount doesn’t mean you should automatically spend the maximum. Homeownership comes with additional expenses beyond the mortgage payment, including property taxes, homeowners insurance, utilities, maintenance, and unexpected repairs.
Leaving room in your budget can make owning a home much less stressful.
That said, some buyers intentionally purchase near the top of their budget with a clear strategy. For example, some buyers purchase when interest rates are higher and plan to refinance later if rates decrease. This approach can allow buyers to secure the home they want now and potentially lower their payment in the future.
The key is having a well-thought-out financial plan and understanding your options before making that decision.
3️⃣ Skipping the Home Inspection
A home may look perfect during a showing, but hidden issues can exist behind the walls or beneath the surface. A professional home inspection provides buyers with a much clearer understanding of the property's true condition.
Inspectors typically evaluate major components such as the roof, plumbing, electrical systems, HVAC systems, foundation, and overall structure. Many buyers also choose to add a sewer scope inspection, which checks the sewer line from the home to the street for cracks, root intrusion, or blockages that could lead to very expensive repairs.
Even newer homes can have issues, and inspections help identify potential problems before they become costly surprises after closing. The inspection period also gives buyers the opportunity to negotiate repairs, request credits, or simply understand the home’s condition and future maintenance needs.
Skipping this step can put one of your biggest investments at risk.
